From contract
to business: the journey
of Peter Lima

A partner in three distinct real estate businesses, the executive has built, over 26 years, the authority that now makes him a reference in the property market.

Before selling his first property, he read hundreds of contracts. With a law degree, and working as both lawyer and real estate broker, specialized in real estate and business law, Peter began his career in 1999 in the legal department of Latin America’s largest real estate company — handling launches, third-party properties and resales. While fellow brokers focused on selling first and sorting out the legal side afterward, he took the opposite path. He spent years understanding real estate brokerage through risk mitigation before he even negotiated a price.

“Legal expertise is my foundation, but business is my essence,” he says today, 26 years later. The statement sums up a habit that runs through his entire career: being wary of a negotiation without technical grounding. And it is that habit, more than any individual role, that explains why he has become one of the most sought-after names in São Paulo and the surrounding region when the subject is real estate.

During that same period, he also worked as a lawyer alongside partners, providing advisory and preventive legal counsel in real estate law to one of the world’s largest real estate franchises — another setting in which he learned to anticipate risk before it became a problem. From operational auditing within the company, he moved into partnership, spending seven years as a partner in a real estate agency in Itaim Bibi and experiencing the difference between hitting targets and sustaining a business. He returned to the company at another level: Director of Developer Relations, then Director of Launch Sales for affordable properties and, next, Director of Launch Sales for off-plan properties — a period in which he developed his own methodology for maximizing gross sales value with accelerated sell-out strategies. Later, he took on the Commercial Directorship for ultra-high-end properties at that same company, Latin America’s largest real estate company, coordinating one high-end launch after another and learning to read a market’s timing — when to accelerate a campaign, when to hold the price, when a product needs adjustment before it even reaches the public.

Today, that repertoire supports three simultaneous fronts, and none by accident. At 2i Inteligência Imobiliária in Osasco, he is a partner in a market intelligence consultancy — the business of translating raw data into expansion strategy. At Testhouse, he is a partner in a proposal that still sounds new to the Brazilian public: the More Before and Buy Later model — your rent transformed into savings for buying a property — common in European and American markets, where the client rents with an option to buy and sees 100% of the rent paid converted into a discount on the purchase price. It is a direct answer to a problem facing more than 70% of Brazilian families: the difficulty of saving for a down payment. And, recently, he became a partner and expansion director of a major real estate network in Brazil’s Central-West region, an ecosystem with 47 years of history, more than R$1.4 billion in consolidated gross sales value and operations in five Brazilian states, as well as Portugal.

The three partnerships do not compete — they complement one another. It is rare to find in a single person someone who understands the legal problem, the buyer’s financial problem and the challenge of expanding a network. Peter moves through all three with the ease of someone who has solved each of them in practice, not theory. It is that practical experience, more than his title, that he brings to every new negotiating table.
